Can foreigners buy property in Ras Al Khaimah? Yes — foreign nationals can buy freehold property in designated investment zones such as Al Marjan Island, Al Hamra Village and Mina Al Arab, with full ownership rights and no residency requirement to purchase.
The buying process at a glance
Buying in RAK is fast and investor-friendly. A typical purchase runs through six steps:
- 1. Define your goal & budget — end-use home, rental income, or capital growth. This decides area and property type.
- 2. Shortlist & view — in person or via video tour. Overseas buyers frequently reserve remotely.
- 3. Reserve — sign a reservation form and pay a booking deposit (often 5–10%) to take the unit off-market.
- 4. Sign the sale contract — an MOU (resale) or SPA (off-plan) setting price, payment plan and handover.
- 5. Pay & transfer — settle the agreed instalment or balance; ownership is registered with the RAK Municipality / RAK RERA.
- 6. Handover — collect keys (ready property) or follow the construction milestones (off-plan).
Documents you'll need
- A valid passport (and Emirates ID if you are a UAE resident).
- Proof of funds / source of funds for larger transactions.
- A signed reservation form and the SPA or MOU.
- For remote buyers: a power of attorney can be arranged so you never have to fly in.
Can I buy from abroad?
Yes. Most of our overseas clients reserve and complete entirely remotely — video viewings, digital contracts, international bank transfer, and (where needed) a notarised power of attorney. You can complete a purchase without setting foot in the UAE.
Costs to budget for
Ras Al Khaimah has no annual property tax and no capital-gains tax. The main one-off costs are a government transfer/registration fee, an agency fee, and (for mortgages) bank arrangement fees. See the full breakdown in our costs & taxes guide.
Ready vs off-plan
Ready property gives you immediate rental income; off-plan gives you a lower entry price, phased payment plans and the biggest capital-growth potential. If you are weighing the two, read our off-plan investment guide.
Buying to secure UAE residency? A qualifying purchase can make you eligible for a 2- or 10-year Golden Visa.
